How it works
How a CMA
actually works.

You send the address and anything useful.
Square footage and recent upgrades help, but at minimum Nathan just needs the address. If there's something a public record wouldn't know, a new roof, a finished basement, a kitchen remodel, mention it in the notes.

Nathan pulls comps and walks the tape.
He reviews recent sales and active listings in your neighborhood, adjusts for condition, lot, age, and finishes, and checks how the local market has moved in the last 60 to 90 days.
- 3.
You get a written estimate, usually within one business day.
Nathan replies by email with a price range, the comps he used, and a short note on what's driving the number. It's a starting point for a conversation, not a binding offer, not an appraisal, and not something a lender will accept in place of one.
