Overview

Overview

Aerial view of the Westside Connection area

Westside Connection is the westernmost neighborhood within the Grand Rapids city limits, positioned at the transition between the city's urban fabric and the rural West Michigan countryside. The neighborhood covers a large geographic area with a distinctly suburban residential character. Streets are lined with a mix of mid-century ranch homes, early 1900s bungalows, and homes from the 1970s through the 1990s, set on spacious lots that commonly provide a quarter-acre or more of yard space. The scale of the lots and homes gives Westside Connection a notably more spacious feel than neighborhoods closer to downtown Grand Rapids.

The defining natural amenity is Blandford Nature Center, a 264-acre natural preserve (expanded to include the 121-acre former Highlands Golf Club, acquired in partnership with the Land Conservancy of West Michigan in 2017) that provides an immersive outdoor experience within the neighborhood. The preserve features miles of natural-surface trails through forests, wetlands, and meadows, a wildlife rehabilitation program, and educational programming. Blandford also hosts GRPS's Blandford School, a 6th-grade outdoor learning program. Sullivan Field (historically Valley Field), established in 1937 by the Works Progress Administration (WPA), provides a baseball diamond and grandstand that anchor the neighborhood's recreational and community identity.

Commercial activity is concentrated along Leonard Street NW and Lake Michigan Drive NW at the neighborhood's edges. The West Leonard Street corridor has experienced significant recent investment, with new restaurants, shops, and mixed-use developments transforming a formerly quiet commercial strip into an active dining and retail destination. The neighborhood's interior remains overwhelmingly residential, with commercial services accessed via short drives to the corridor streets.

Real Estate

Real Estate

Westside Connection's median sale price sits around $330,000 to $333,000, with homes selling quickly at approximately 6 days on market. The median price per square foot of $231 (up 21.6% year-over-year) reflects strong demand. Homes sell for approximately 4% above list price.

What to expect:

  • Single-family homes: Ranch homes and early 1900s bungalows are the most common styles, with 2-4 bedrooms, approximately 1,000 to 2,500 sq ft. Prices range from the mid-$200,000s to the mid-$500,000s depending on size, lot, and renovation level
  • Lot sizes: Spacious by Grand Rapids standards, with a minimum of approximately a quarter-acre being common. Many lots exceed 0.30 acres
  • New construction: Limited within the established residential core; significant activity along the Leonard Street corridor in mixed-use developments
  • HOA prevalence: Uncommon for single-family homes; condominium developments may carry fees

The Leonard Street corridor mixed-use developments are adding significant new rental supply. Average rental prices are approximately $2,273, higher than 85.5% of Michigan neighborhoods. Most residents are homeowners.

Architecture

Architecture

Historic homes in the Westside Connection area

Westside Connection's housing stock spans multiple eras without a single dominant architectural period. Ranch homes are the most common style, typically featuring single-story floor plans with attached garages. Early 1900s bungalows with Craftsman-influenced details, including covered front porches, tapered columns, and wood siding, represent the oldest stock. Cape Cod-style homes, some Colonial Revival, and split-level homes round out the inventory.

Housing construction spans from the early 1900s through the 1990s. A significant portion was built between 1940 and 1969 (mid-century ranch homes), with additional construction from the 1970s through the 1990s. The variety of eras gives the neighborhood a varied streetscape.

The spacious lots and mature trees create a consistent residential character despite the architectural variety. No designated historic districts exist within Westside Connection, though Sullivan Field (Valley Field) holds local historical significance as a WPA-era recreation facility established in 1937.

Schools

Schools

Westside Connection spans the boundary between Grand Rapids Public Schools (GRPS) and Kenowa Hills Public Schools, with properties near the western city limits potentially falling within the Kenowa Hills district. Buyers should verify the specific school district for any property.

Within GRPS, Harrison Park Academy (K-12, 1440 Davis Ave NW) serves portions of the West Grand/Westside Connection area. GRPS's specific attendance areas can be determined via the Attendance Area Finder tool. Within Kenowa Hills, Kenowa Hills High School (3825 Hendershot NW) serves students from the western portions.

West Side Christian School (955 Westend Ave NW) is a private school serving PK-8 with enrollment of approximately 473 and a student-teacher ratio of 15:1. West Catholic High School offers 19 Advanced Placement courses with dual-enrollment credits through a partnership with Aquinas College; over 60% of students earn college credit before graduation. Blandford School (part of GRPS) is a distinctive 6th-grade outdoor learning program located at Blandford Nature Center, providing a nature-immersion curriculum with regular outdoor classes.

GRPS participates in Schools of Choice, allowing enrollment beyond the assigned neighborhood school.

Blandford hosts a wildlife rehabilitation program and educational programming.

Aman Park is Grand Rapids' largest city-owned park at 331 to 339 acres, located at the western edge of the city along Lake Michigan Drive. The park features six self-guided trails ranging from 0.8 to 1.5 miles through maturing second-growth forests along Sand Creek. Inducted into the Old-Growth Forest Network, Aman Park is noted for seasonal wildflower displays in spring.

Getting Around

Transportation

Westside Connection is located approximately 5 miles from downtown Grand Rapids, with a typical drive time of 10 to 15 minutes. Gerald R. Ford International Airport is approximately 15 to 17 miles southeast, a 22 to 28 minute drive via I-196.

I-196 and US-131 are accessible via Lake Michigan Drive and Leonard Street connections to the east.

Public transit is available via The Rapid bus routes along Lake Michigan Drive and Leonard Street, operating at 30 to 60 minute headways. Rapid Central Station is approximately 5 miles east at the edge of downtown.

Bike infrastructure is limited within the neighborhood. Grand Rapids has over 80 miles of bike lanes citywide, though coverage in the western portion of the city is less extensive. Walk Score rates the neighborhood 28 ("Car-Dependent"), reflecting the reality that Westside Connection requires a vehicle for daily errands despite the growing Leonard Street corridor.

Community

Community

Several organizations serve the broader west side community. The West Grand Neighborhood Organization (WGNO) is the second-largest neighborhood organization in Grand Rapids, serving the adjacent West Grand neighborhood. The WestSide Collaborative brings together neighborhood nonprofits including The Other Way Ministries, YMCA, Challenge Scholars, and Boys & Girls Clubs. History

History

The west side of Grand Rapids has been settled since the 1840s. The historic footbridge connecting the west side to the east side was established in 1842, and the Blue Bridge was built in 1886, establishing the transportation links that enabled residential development.

Sullivan Field (originally Valley Field) was established in 1937 and improved by the Works Progress Administration. It became a hub for local baseball clubs including the American Seating Company team, the Seaters. The field was renamed in 1996 in honor of Bob Sullivan, a local baseball sponsor and entrepreneur who founded the Grand Rapids Sullivans baseball organization in 1953. A restoration project broke ground in October 2023, with decades-old baseball artifacts uncovered during the renovation work.

Blandford Nature Center was established as a natural preserve and has grown to 264 acres. In 2017, the center partnered with the Land Conservancy of West Michigan to acquire the adjacent 121-acre former Highlands Golf Club, expanding the preserved natural area to 385 total acres.

Westside Connection's identity as a spacious, suburban residential neighborhood at the edge of Grand Rapids reflects the city's outward growth during the mid-to-late 20th century. The recent revival of the Leonard Street commercial corridor is adding a new layer of commercial identity to an area historically defined by its residential and natural character.

Investment

Investment Potential

Investment properties in the Westside Connection area

The Leonard Street corridor is the primary investment story in Westside Connection. The Horizon, a five-story mixed-use building, received up to $4 million in funding from the Michigan Community Revitalization Program, creating 171 workforce housing residential units (86 studios, 91 one-bedrooms, 4 two-bedrooms) plus retail space and underground parking. The City of Grand Rapids contributed a Neighborhood Enterprise Zone tax abatement valued at approximately $2.9 million.

Indigo Design has planned a four-story building with 28 studio and one-bedroom apartments and 2,000 square feet of ground-floor commercial space on Leonard Street. The corridor is projected to add between 700 and 850 new residential units within five years, driven by multiple planned mixed-use developments.

The city amended its zoning ordinance to allow ground-floor residential units in the corridor, increasing flexibility for mixed-use projects. The West Side Corridor Improvement Authority oversees development planning, and the 2024 citywide zoning code update further expanded housing density options.

Short-term rental investors should note: Grand Rapids requires a Home Occupation Class C License for STRs, plus a Special Land Use Permit. New application fee is $598; renewal fee is $176. Licenses are valid for two years. Investors should underwrite to long-term rental income.

Nathan's Take

The local read.

Westside Connection offers some of the largest residential lots within Grand Rapids city limits, with quarter-acre-plus properties being the norm rather than the exception. For buyers seeking yard space without moving to a township, this is one of the few city neighborhoods where that combination exists in the $200,000 to $500,000 price range.

The Leonard Street corridor transformation is the most significant commercial investment story in the neighborhood. With 700 to 850 new residential units projected along the corridor and zoning changes allowing ground-floor residential, the commercial identity of the west side is actively evolving. Buyers near the corridor should factor in both the dining/retail upside and the construction activity.

Blandford Nature Center (385 total acres) and Aman Park (331 to 339 acres) together provide over 700 acres of preserved natural space within or immediately adjacent to the neighborhood. This is an exceptional recreational amenity concentration for a neighborhood within city limits.

The Walk Score of 28 reflects the reality that Westside Connection is car-dependent for daily errands. Buyers should understand this is a driving neighborhood, not a walking neighborhood, despite the growing Leonard Street corridor. The dual-district school situation (GRPS and Kenowa Hills) means buyers need to verify their specific school district for any property, as the boundary runs through the neighborhood and affects school assignment and potentially property tax millage rates.
