South Hill is the smallest neighborhood in Grand Rapids by population, with approximately 950 residents in about 300 homes. It sits just south of downtown, bounded roughly by Pleasant Street to the north, Lafayette Avenue to the west, Franklin Street to the south, and Union Avenue to the east. Despite its compact size, South Hill occupies a central location that puts the Wealthy Street commercial corridor, Heritage Hill, and downtown Grand Rapids all within easy walking or biking distance.
The neighborhood is primarily residential, with tree-lined streets and a mix of architectural styles reflecting its development in the late 19th and early 20th centuries. Victorian, Dutch Colonial, and Craftsman homes are common, many of them well maintained with original character. The streetscape has an established, lived-in quality: compact urban lots, mature trees, and sidewalks throughout.
South Hill does not have its own commercial district. Instead, residents rely on the adjacent Wealthy Street corridor to the north and the broader downtown area for dining, shopping, and services. This arrangement gives the neighborhood a quiet, residential feel while keeping daily necessities close at hand.

Wealthy Street Bakery (610 Wealthy St SE) is a locally owned bakery known for fresh breads and pastries. The Commons (547 Cherry St SE), just north in the Heritage Hill area, serves American comfort food and specialty cocktails with weekend brunch.
The Downtown Market Grand Rapids (435 Ionia Ave SW) is roughly one mile west, an indoor food hall with local vendors, a cooking school, and a rooftop greenhouse. The Fulton Street Market, Grand Rapids' oldest farmers market, operates seasonally nearby. Residents also have easy access to the full range of downtown Grand Rapids dining within a short drive or bike ride.

South Hill's central location makes it one of Grand Rapids' better-connected neighborhoods for commuters. Downtown Grand Rapids is approximately 1 mile north, a 5-minute drive or 15-minute walk.
Public transit is accessible via The Rapid bus system. Rapid Central Station (250 Grandville SW), the system's primary hub, is located roughly 1 mile northwest. Multiple routes are accessible from nearby stops along Division Avenue, Wealthy Street, and Lafayette Avenue, including the Silver Line BRT (Route 90) with 10 to 15 minute peak headways.
Major road access includes Lafayette Avenue (connects to I-196 and US-131), Wealthy Street (east-west arterial), and Division Avenue (north-south). Gerald R. Ford International Airport is approximately 13 miles southeast, about a 16 to 20 minute drive.
For healthcare, Trinity Health Grand Rapids (formerly Saint Mary's) is approximately one mile from the neighborhood.

South Hill is one of those neighborhoods that flies under the radar because of its size. With only about 300 homes, it does not get the attention that Heritage Hill or Eastown receives. But its location is genuinely excellent: you are close to Wealthy Street dining, a short bike ride to downtown, and surrounded by neighborhoods with strong identity and investment.
The price points here are attractive relative to what you get. You can find a solid 3-bedroom home under $250,000 in a location where comparable proximity to downtown would cost significantly more in Heritage Hill or East Hills. The tradeoff is that these are older homes, mostly pre-1940, so renovation budgets need to be realistic.
For investment buyers, the neighborhood's compact size and central location make it worth watching. Multi-unit properties appear occasionally, and rental demand stays consistent because of the walkability to downtown employers. Just do your homework on lead paint compliance and zoning for any conversion projects.
If you want a quiet residential street close to some of Grand Rapids' best dining and shopping, and you are comfortable with older housing stock, South Hill is worth a look. It is small enough that you get to know your neighbors, and central enough that you rarely need to drive.
